What is Egress?

Egress refers to a designated exit from an enclosed space. When selecting windows for any building project, it is essential to collaborate closely with a qualified specialist to ensure full compliance with egress building codes that are established for fire safety.

The windows must not only be the correct height but also the appropriate size to facilitate quick evacuation from bedrooms during emergencies. Keep in mind it’s not the size of the window that matters; it’s the net opening. For example a single hung window will have a smaller net opening than a casement window.

It is important to confirm with both your window specialist and your general contractor that all selected windows meet egress regulations to avoid any potential delays and costly mistakes that can arise from non-compliance.

The California Building Code (CBC) has several requirements for egress windows, including:

  • Minimum net clear opening: The minimum net clear opening area must be 5.7 square feet, with a minimum height of 24 inches and a minimum width of 20 inches

  • Maximum height from floor: The bottom of the clear opening must be no more than 44 inches above the floor

  • Direct access: The window must provide direct access to the outside without requiring occupants to go through another room or area

  • Building permit: A building permit is required for any window replacement

  • Safety glazing: Windows in hazardous locations must have safety glazing
